STAGING

DESCRIPTION

This service is for real estate owners, managers and agents who are looking to highlight the best features of a property to improve its market value with a tasteful arrangement of furniture & decorative accessories. Whether you want to stage property showrooms, offices, retail stores, or event spaces, this service provides you with a complete end to end solution, starting from concept to procurement, storage through to on-site styling and a final photoshoot. Depending on project requirements, you can opt for the ‘Full Staging’ package, including furniture and accessories, or only ‘Accessories Staging’, if you are looking to stage a kitchen or a bathroom, for example.

HOW IT WORKS

THE FIRST MEETING

After the Staging Service Agreement is signed, we will have an initial meeting online or on site to better understand the space, your needs, priorities, budget, requirements and target market.

THE SURVEY

A survey of the existing space or existing built-in/loose furniture will be carried out by taking measurements and photos, depending on the staging package chose by the client.

THE SPACE PLANNING

The floor plan with the proposed furniture layout will be prepared for the ‘Full Staging’ package. In the case of ‘Accessories Staging’, existing drawings or indicative sketches will be used as a base.

THE STYLING CONCEPT

A moodboard will be created with images of reference, colour palette and suggestions of new furniture, fixtures and decor for each room, when applicable.

THE PRESENTATION

The staging concept, including drawings and moodboard, is presented online or in person. We will discuss the proposal and decide if you would like to move forward or make revisions.

THE ESTIMATE LIST OF ITEMS

Once everything is defined and agreed by you, it’s time to create an estimate list with description of new items, details, finishes, quantities, prices and suppliers to start sourcing everything.

PROCUREMENT AND STORAGE

All items are purchased and consolidated in a storage unit before final delivery to site in a single load. Installations and hanging will be arranged accordingly.

ON-SITE STYLING AND PHOTOS

During final stage, the items will be styled following the staging concept and a photoshoot will be prepared. The property is now ready to be viewed by possible buyers or tenants, on-site or online.

Staging is used as a marketing strategy to highlight the best features of a property, helping clients visualize the potential and functionality of the space.

  • 1 - ‘Staging Concept Presentation’ containing:

    • 2D floor plan with furniture and accessories layout for ‘Full Staging’/ plans or other drawings showing location of accessories for ‘Accessories Staging’ only.

    • Moodboard with reference images, proposed colour scheme, recommendations of furniture and decor.

    • 3D model views (optional).

    2 - After approval of concept:

    • Estimate list of items for sourcing.

    3 - After on-site styling:

    • Final photoshoot images.

    • 2-4 weeks for initial ‘Staging Concept Presentation’.

    • 1-2 weeks for each revision.

    • Time for optional procurement service will depend on the items and their respective lead times.

    Please note that specific timelines depend on the size and extent of the project, as larger projects might take longer.

    • 3D MODEL VIEWS

      If you wish to have a better understanding of the final result, I can model the space and furniture in SketchUp with indicative materials and colours.

    • This service doesn’t include any fit out, renovation or refurbishment.
